By a unanimous vote, the council approved phase one of the Woodland Cove development at their August 19th meeting. The Woodland Cove subdivision is located generally north of T.H. 7 and east of Kings Point Road.

Mattamy Homes is the builder for the first phase of the project. Mattamy comes to Minnetrista with over 35 years of experience and has built more than 60,000 homes in 150 integrated communities across Canada and the United States. Mattamy Homes is Canada’s largest new home builder; the company is represented in five metropolitan areas in the United States: Minneapolis, Charlotte, Phoenix, Jacksonville and Orlando. The first phase approved sets up the development and the framework for future phases. The total development site area is 490 acres. This plat creates 214 new residential lots in phase one which encompasses 123 acres. Their plan includes 174 single family lots and 40 multifamily lots. Mattamy Homes could potentially purchase 70% of the overall site which would result in future phases.

Construction has already begun with grading efforts. The developers plan to work through the winter on construction of  a homeowner’s association clubhouse, sales office and eight to ten model homes. The first phase roadways will also be constructed on the site. New home prices are expected to range from about $185,000 to the high $400,000 in the first phase. Already underway, is construction of a roundabout on Hwy. 7 and the reconstruction of Kings Point Road. The Minnetrista City Council approved a final plat application from and a subdivision agreement with Mattamy Homes to construct 214 new residential lots in phase one of the Woodland Cove development located at 3801 Kings Point Road, PUD Zoning District; Multiple PIDs. In addition, the City Council approved the Site Plan for the Woodland Cove Clubhouse and Pool Complex with staff recommendations. The developer of Woodland Cove is anticipating this phase one housing development project will begin in the fall of 2013.

The City of Minnetrista and the Woodland Cove Developer negotiated a Master Development Agreement that requires the reconstruction of Kings Point Road to coincide with their initial phase of development. As such, the City of Minnetrista is initiating the process for a fall 2013 reconstruction of Kings Point Road that is adjacent to the Woodland Cove Property.

The Plan for Woodland Cove shows 1,071 housing units on 490 acres. The development anticipates a 10 to 12 year build-out and will be conducted in a series of phases. It proposes 150 acres of open space/park area and 5 miles of trails, including a regional trail segment.

The City Council approved the Master Development Agreement for the Woodland Cove development in 2012. The first phase includes construction of a roundabout at the intersection of Kings Point Road and Highway 7 (aligning CR 11 with Kings Point Road) which is slated to begin construction in July of 2013. The next phase is planned to be located on the north end of the east side of Kings Point Road and include lake lots, single-family lots, a limited number of townhomes and a clubhouse, in accordance with the approved final plat.
