The State of Minnesota requires Hennepin County to value properties at their market value as of January 2 each year. The purpose is to determine the amount your property would sell for. This means your assessed value may be different than what you paid for your property.
What does this mean for Minnetrista Residents?
Minnetrista residents will be receiving a notice of tax information from Hennepin County with assessment information. The determined amount by Hennepin County is the price that would prevail under competitive market conditions involving a willing Buyer and Seller.
The Estimated Market Value (EMV) is established as of January 2, 2022 based on the sales data from 10/01/2020-09/30/2021. Sales are vetted and trended to January 2, 2022 (the statutory assessment date) and this is the price/value that Hennepin County believes your property would sell for on January 2, 2022.

If taxpayers believe their EMV is not accurate, they should start by contacting Kevin Wynn at Hennepin County Assessors office (see contact information below.) Should the County find support for an adjustment, Kevin processes the change and send a confirmation letter. If the taxpayer disagrees with the conclusion, they have the right to appeal to the County Board of Appeal and Equalization up until May 18, 2022.
