Woodland Cove Lake 3rd Addition - On May 6, 2019, the city council will review the final plat for Woodland Cove Lake 3rd Addition. This phase represents the 6th overall phase of the Woodland Cove development and contains 40 single family lots. Gonyea Homes is slated to be the builder for this phase. They are already working in the other lake additions in the Woodland Cove development.

Woodland Cove Trails Addition - The Woodland Cove trail plat is being processed as part of previous approvals and master development agreement obligations. With the preliminary plat and subsequent final plats the general location of the trails throughout the open space were identified. The exact location was left open to best field fit the trails in the open spaces and through the woods. Now the trails are constructed and outlots have been created so that these trails can be dedicated to the City. This plat replats portion of Woodland Cove and Woodland Cove Second Addition.

Woodland Cove 3rd Addition - The City Council reviewed the final plat for Woodland Cove 3rd Addition in October of 2017. This represents the first addition exclusive to M/I Homes. M/I Homes is taking over for Mattamy Homes, who left the Minnesota market. This Final Plat application for Woodland Cove 3rd Addition will add two new products. M/I Homes will be building a new TH product along with a 40’ lot single family product, and a 50’ single family product. Mattamy Homes will no longer be building homes only developing the site for M/I Homes. This plat creates 157 new residential lots with one additional private park that will be maintained by the Master HOA. There will also be walking trails within the phase connecting the 3 Rivers Park systems to the rest of the development. Redesign of the islands within Kings Point Road will be done to accommodate for the slightly changed road alignments within the 3rd Addition.

Woodland Cove Lake 2nd Addition - This is the 4th overall phase of the Woodland Cove Development. The City Council reviewed the final plat application in June of 2017. This phase contains a total of 26 single family lots.

Woodland Cove 2nd Addition - This Final Plat application for Woodland Cove 2nd Addition will add more of the same lot sizes that were proposed in the 1st Addition with the addition of 85’ wide custom graded wooded lots. This plat creates 92 new residential lots with one additional private park that will be maintained by the Master HOA. With this addition the alignment of Lotus Road will be modified. This modification is the first step towards the ultimate realignment through the future phases of the project out to Kings Point Road as approved in the Preliminary Plat process. Lotus Road will be improved to an urban road section with curb and gutter through the borders of this proposed addition. At the southern border, a temporary realignment is proposed for a short distance until it ties into the existing alignment. Future improvements and realignments of Lotus Road will occur in later additions of the project generally anticipated in the next 4-5 years.

By a unanimous vote, the council approved phase one of the Woodland Cove development at their August 19th meeting. The Woodland Cove subdivision is located generally north of T.H. 7 and east of Kings Point Road.
Mattamy Homes is the builder for the first phase of the project. Mattamy comes to Minnetrista with over 35 years of experience and has built more than 60,000 homes in 150 integrated communities across Canada and the United States. Mattamy Homes is Canada’s largest new home builder; the company is represented in five metropolitan areas in the United States: Minneapolis, Charlotte, Phoenix, Jacksonville and Orlando. The first phase approved sets up the development and the framework for future phases. The total development site area is 490 acres. This plat creates 214 new residential lots in phase one which encompasses 123 acres. Their plan includes 174 single family lots and 40 multifamily lots. Mattamy Homes could potentially purchase 70% of the overall site which would result in future phases.
Construction has already begun with grading efforts. The developers plan to work through the winter on construction of a homeowner’s association clubhouse, sales office and eight to ten model homes. The first phase roadways will also be constructed on the site. New home prices are expected to range from about $185,000 to the high $400,000 in the first phase. Already underway, is construction of a roundabout on Hwy. 7 and the reconstruction of Kings Point Road. The Minnetrista City Council approved a final plat application from and a subdivision agreement with Mattamy Homes to construct 214 new residential lots in phase one of the Woodland Cove development located at 3801 Kings Point Road, PUD Zoning District; Multiple PIDs. In addition, the City Council approved the Site Plan for the Woodland Cove Clubhouse and Pool Complex with staff recommendations. The developer of Woodland Cove is anticipating this phase one housing development project will begin in the fall of 2013.
The City of Minnetrista and the Woodland Cove Developer negotiated a Master Development Agreement that requires the reconstruction of Kings Point Road to coincide with their initial phase of development. As such, the City of Minnetrista is initiating the process for a fall 2013 reconstruction of Kings Point Road that is adjacent to the Woodland Cove Property.
The Plan for Woodland Cove shows 1,071 housing units on 490 acres. The development anticipates a 10 to 12 year build-out and will be conducted in a series of phases. It proposes 150 acres of open space/park area and 5 miles of trails, including a regional trail segment.
The City Council approved the Master Development Agreement for the Woodland Cove development in 2012. The first phase includes construction of a roundabout at the intersection of Kings Point Road and Highway 7 (aligning CR 11 with Kings Point Road) which is slated to begin construction in July of 2013. The next phase is planned to be located on the north end of the east side of Kings Point Road and include lake lots, single-family lots, a limited number of townhomes and a clubhouse, in accordance with the approved final plat.
